Most sustainability pages open with achievements. Ours opens with a distinction.
TANNY's commercial portfolio is under development. Our renewable energy and integrated facilities management capabilities are in the planning stage. That means we cannot yet show you an operational solar array, a full year of measured energy savings, or a framed certificate — and we will not imply otherwise. What we can show you is what our assets are being planned to achieve, the standards guiding those plans, and the reasoning behind every choice.
As our buildings are delivered and certified, this page will carry the evidence. Until then, it carries the commitments. We think that distinction is what "responsibly" actually means.
The Evidence

Sustainability in commercial real estate is often framed as a cost borne for conscience. The data says otherwise. In 2026, more than four out of five square feet leased by Global Capability Centres in India went to green-certified parks. Green-certified buildings now account for nearly two-thirds of the country's Grade A office stock, and industry analysts expect climate-ready assets to dominate institutional portfolios in the years ahead.
For the enterprises TANNY builds for, certification is not a preference — it is a filter applied before a site visit is ever scheduled. A building that fails the filter does not lose the negotiation. It never enters one.
This is why sustainability sits inside our design process rather than beside it. It protects occupier demand, asset value and investor returns simultaneously. Building responsibly and building commercially are, in this market, the same decision.

The Approach
Four commitments, drawn into every plan.
Energy
Our IT parks are planned for lower energy intensity from the envelope inward — orientation, shading, glazing and high-efficiency systems specified at the drawing stage, where they cost the least and deliver the most. On-site and group-level renewable generation is being developed in step with the assets it will serve.
Water
Coimbatore is a city that understands water. Rainwater harvesting, treated-water reuse and low-demand fixtures are baseline provisions in our plans, not premium options — because in this region, water responsibility is not an ESG line item. It is basic citizenship.
Materials & Construction
We specify for durability first. A building that stays institutional-grade for decades consumes less — in refits, in replacements, in waste — than one built to look good at handover. Material selections favour regional sourcing and lower embodied impact wherever performance allows.
Operations
A certified building operated carelessly is a certificate, not a performance. Our integrated facilities management capability is being built alongside our assets so that energy, water and waste performance are managed, measured and reported across the life of the building — not just promised at its launch.
The Standard
Measured by others, not by ourselves.
Self-declared sustainability is advertising. Certified sustainability is evidence. Every TANNY development is being planned to recognised green building standards, with independent third-party certification treated as a delivery requirement — not a post-completion aspiration.
Certification targets, stages and outcomes for each asset will be published on this page as they are formalised and awarded. We list what is verifiable — nothing in between.
The City
A building is responsible to more than its tenants.
TANNY builds in Coimbatore because this is our city — its water table, its air, its roads and its workforce are not externalities to our projects; they are the context our projects live in. Our developments are planned with attention to traffic and transit access in their corridors, green cover within site boundaries, and construction practices that respect the neighbourhoods around them.
